I’ve worked with many first-time buyers, I’ve helped them understand and navigate the process, and now they’re living in their first homes. And all my clients are happy to know my fee can be fully paid by the seller or his agent. This combined with a possible rebate toward closing costs can really save you money. My seller’s are very happy with my discounted fees (and, yes, I still take care of the buyer’s agent’s fee for you! -Refer to the section on closing costs.) which really saves you a lot of money and get’s your home sold quickly!
I have a great sense of humor and when you work with me, you might just get stuck with a new friend! I believe in treating people in the way I want to be treated. I specialize in working with first time buyers and distressed sellers, in price points UNDER $500K. Yes, all of this can be done in the Denver Metro Area, even when those big real estate guys tell you over and over, “you can’t get a home in this town for under half a million”, or “you have to let this property go under market value if you want out of it”. I work with the little guys, that the big real estate guys forget about, and I do it with integrity, honesty, and respect.
My fees are reasonable and competitive, even with the no-frills flat fee companies – I can give you the frills and still save you money! BIG NOTE: In Colorado, the buyer doesn’t traditionally pay his buyer’s agent; the seller does! This cost comes from the seller’s agent’s fee, which is split with the buyer’s agent. The no-frills flat fee guys don’t tell you that you may have to renegotiate your contract to the get your deal to close, because the buyer is likely not going to pay his own agent.

The SFR is a rather unusual certification for a Realtor to have these days. Many people believe that now that the ‘economic downturn’ has ended, no one is being foreclosed upon anymore. Unfortunately, there are hundreds of foreclosures filed in the Denver Metro Area every month. There are strategies for stalling a foreclosure, but the fact remains that the only way to end a foreclosure is to become current and stay current on the monthly payments before the county auctions the home on behalf of the loan holder. I’ve been through it twice during 2009. I know the shame, embarrassment, aggravation, and fear. I also know, that with current home values, you may have more equity in the house than you thought. I can help you realize and keep that equity and I have resources for you if you really want to try to keep your home.

A PSA is trained to help you really look at your home, close comps, evaluated related comps (homes in your neighborhood that don’t actually match your home in terms of square footage, number of rooms, finishes and updates, landscaping and lots, etc…) to help you develop a competitive pricing and marketing strategy to your home sold for the highest value the market will bear.
This is the part where people want to know about me. I’m a mom and a wife; I love life in Colorado and I’ve been in Denver all my life with a couple of stints in Pennsylvania (college) and Arizona (a work transfer took me there for 2 years before I became a Realtor). I became a Realtor to help me in my return to Denver, my home. I’m a George Washington High School graduate and grew up in the Virginia Village neighborhood. Many of those kids are still my friends to this day! This is my city, my home and my pride – it is my responsibility as a good hostess to share it with all who come here.
